Description:1) First and foremost the first impression is everything. Its very important to make sure the entrance to your home is inviting. The lawn needs to be mowed, fresh mulch needs to be put down ,and a fresh coat of paint on the entrance way makes it look more inviting. Many times I have had buyers pass on going into a home if the yard is not kept up. 2) Neutral!! I can’t stress this enough .Bold colors and wall papers are out. They tend to turn the buyers away.Borders are passe’ and date the home. Wallpaper is such a personal thing that seldom do buyers and sellers have the same taste. Whenever a Relocation company takes over a house the first thing they have done is neutralizing. Builders beige is ever popular and you can’t go wrong with it. I have actually had buyers say “It’s going to cost $10,000 to paint this room” That’s just silly. I try to tell them that is not the case but sometimes in their mind they have simply moved on to the next ” neutral house. Most people can’t visualize their belongings in another home . It even gets more complicated when their decor is red and the perspective homes decor is purple! It just doesn’t work so they move on. 3) No smoking - This is an absolute must. If the house belongs to a smoker is it imperative that they get an ozone machine in place asap!! They can be rented at Purdon’s . They work wonders. Everything living has to be removed from the home, plants, pets and people for up to 48 hours ,depending upon the severity of the smell. It works wonders ,though. 4)No cabbage or curry! House odors are a BIG deal. Please don’t decide to cook an exotic meal while your house is listed! Instead bake cookies or fresh bread . Buyers will be turned off by strong smells . The scents of fresh bread or cookies in the oven will always make the house show better. 5)Animals- Many times I have gone to the door to show a house only to find a huge dog barking at us. It is very scary to show a house with a barking dog. Most of the times when that happens we just go onto the next house , and avoid these all together. It is the owners responsibility to remove the pets from the home during showings. It is also very stressful when you open the door and a cat runs out the door. Trying to catch it just slows down the whole process. It is also important to keep the cats litter boxes clean and fresh. I recommend pet owners cleaning the carpets prior to listing. 6) Turn the lights and clean the windows. It sure makes the house show better. Clean windows can make a world of difference. You would be shocked how much better the house shows with clean windows. 7) Declutter. This is a biggie! When most people move they are looking for more space, so the last thing they want to see is rooms filled to the gills with “stuff” . Go rent a pod. these are a great way to get your extra stuff out of the house. Wide open spaces are good. Boxes and belongings stacked to the ceiling are bad.I would rather give these tips to the sellers prior to having to have them get the “feedback” from the buyers. I would rather have them beat them to the punch! Hopefully these tips have been helpful!
